ఏపీ ప్ర‌జానీకం చెవిలో మున్సిప‌ల్‌శాఖ మంత్రి నారాయ‌ణ రాజధాని పుష్పం పెట్టాలని చూస్తున్నారు. రాజధాని నిర్మాణం కోసం ఏపీ స‌ర్కార్ భారీగా అప్పులు చేస్తోంది. ఇందుకోసం కేంద్ర ప్రభుత్వం ష్యూరిటీ ఇస్తున్న‌ట్టు లోక్‌స‌భ స‌మావేశాల్లో ఆర్థిక మంత్రి నిర్మ‌లా సీతారామ‌న్ కూడా చెప్పారు. అయితే రాజధాని అప్పుల భారం రాష్ట్ర ప్ర‌జానీకంపై ప‌డ‌ద‌ని మంత్రి నారాయ‌ణ చెబుతున్నారు. వినేవాళ్లుంటే, కూట‌మి పాల‌కులు ఏమైనా చెబుతార‌నే అభిప్రాయం ఇప్ప‌టికే జ‌నాల్లో వుంది.
కూట‌మి స‌ర్కార్‌కు రాజధాని అమరావతి నిర్మాణం మొదటి ప్రాధాన్య అంశ‌మైన సంగ‌తి తెలిసిందే. దీన్ని దాచి పెట్టాలని ప్రభుత్వం అనుకోవ‌డం లేదు. రాష్ట్రాన్ని ప‌స్తులు పెట్టైనా స‌రే, రాజ‌ధానిని రాత్రికి రాత్రి నిర్మించేస్తే, ఆ త‌ర్వాత అధికారంలోకి ఎవ‌రొచ్చినా భూముల ధ‌ర‌ల‌కు ఇబ్బంది వుంటుంద‌నే అభిప్రాయం పాల‌కుల్లో వుంద‌నే చర్చ‌కు తెర‌లేచింది. రాజధాని నిర్మాణానికి సంబంధించి ఇప్ప‌టికే చాలా వ‌ర‌కు టెండ‌ర్లు పూర్త‌య్యాయి. మ‌రికొన్ని కావాల్సి వుంది.
ఈ నేప‌థ్యంలో రాజధాని ప్రాంతంలో మంగ‌ళ‌వారం మంత్రి నారాయ‌ణ ప‌ర్య‌టించారు. ఈ సంద‌ర్భంగా ఆయ‌న మీడియాతో మాట్లాడుతూ ప్ర‌జ‌ల‌పై ఒక్క పైసా భారం ప‌డ‌కుండా రాజధాని నిర్మాణం పూర్తి అవుతుంద‌న్నారు. వరల్డ్ బ్యాంక్, ఏడీబీ నుంచి రుణాలు తీసుకున్న‌ట్టు ఆయ‌న చెప్పారు. రాజధాని ప్రాంతంలో భూమి విలువ పెరిగిన త‌ర్వాత, దాన్ని అమ్మి అప్పు తీరుస్తామ‌ని నారాయ‌ణ సెల‌విచ్చారు. రాజధాని కోసం హ‌డ్కో నుంచి రుణం తీసుకున్న సంగ‌తి తెలిసిందే.
అప్పు అంటేనే, తీసుకున్న మ‌రుక్ష‌ణం నుంచి వడ్డీ చెల్లించాల్సి వుంటుంది. మ‌రీ ముఖ్యంగా ప్ర‌పంచ బ్యాంక్ రుణం అంటే ఎలా వుంటుందో, దాని నుంచి తీసుకున్న దేశాలకు ఏ గ‌తి ప‌ట్టిందో క‌థ‌లుక‌థ‌లుగా చెబుతుంటారు. అలాంటిది రాజధాని నిర్మాణం కోసం తీసుకొచ్చే అప్పుల‌తో ప్ర‌జానీకానికి సంబంధం లేద‌న్న‌ట్టు నారాయ‌ణ మాట్లాడ్డం విస్మ‌యం క‌లిగిస్తోంద‌ని ప‌లువురు అంటున్నారు.
రాజ‌ధానిలో భూముల‌కు రేట్లు పెరిగితే అప్పు తీరుస్తామ‌ని నారాయ‌ణ అన‌డం వ‌ర‌కే బాగానే వుంది. ఇంత‌కూ ఆ భూముల రేట్లు పెరిగేదెన్న‌డు? అప్పులు తీర్చేదెన్న‌డు? అనే ప్ర‌శ్న‌ల‌కు స‌మాధానం లేదు. రాజ‌ధానిలో అంద‌రూ త‌మ ప్లాట్ల‌ను విక్ర‌యించాల‌ని అనుకుంటున్నారు. కానీ కొనేవాళ్లే క‌రువ‌య్యారు. అలాంట‌ప్పుడు భూముల‌కు రేట్లు పెరిగే వ‌ర‌కూ, అప్పు, వ‌డ్డీతో క‌లిపి రాష్ట్రానికి మోయ‌లేని భారంగా మార‌దా? అని ఆర్థికవేత్తలు ప్ర‌శ్నిస్తున్నారు. వాస్త‌వాల్ని దాచి, రాష్ట్ర ప్ర‌జానీకంలో చెవిలో రాజధాని పుష్పం పెట్టాలని నారాయ‌ణ చూస్తున్నార‌న‌డంలో అనుమానం ఏముంది?

Unless there is growth in jobs and business investments, land prices will not grow. Land prices are not dependent on infrastructure creation but instead infrastructure will be shown as means to attract investments. However, till date, not a single company has invested in Amaravathi region which explains the sad state of our capital which was decided without any vision.

Amaravathi does not have a port to attract manufacturing industries, it does not have vast barren land pool available to attract green energy plants, it does not have the opportunity to attract software or telecom industries with its close proximity to Hyderabad. Since it is near to HYD, Amaravati can quite easily attract IT industry as the cost of living, traffic and pollution has become more in hyd.
Already we have seen huge investments in education sectors. Like VIT, Amaravati, SRM, BITS, XLRI and many more about to come. Soon many IT companies will also come once the basic infra in completed there! There is lot of land available which was gathered in land pooling! so Development is a natural activity there!!
Time will tell and until then you are free to invest in Amaravathi if you believe it will grow.
